Compensation Agreement


Agrees that Development Realty (“Broker”) shall market and use diligent effort to procure a Buyer for the Seller’s property (“Property”) as described on Exhibit A.

Development Realty and Seller acknowledge and agree to the following terms:

  • Seller retains the right to sell the Property through Seller’s efforts with no obligation to pay Broker any commission.
  • Seller’s list of protected prospects is attached as Exhibit B. No commission is due to Broker if a protected prospect purchases the Property.
  • Broker to create a Flyer and Offering Summary to be posted on the website.
  • The website listing, Flyer and Offering memorandum to be approved by the Seller prior to being posted to the website.
  • Broker will take high quality aerial drone photos of the Property for use on its website.
  • Broker shall notify and register with Seller via e-mail, the names and contact information of legitimate prospects regarding the Property.
  • Broker shall list no more than 12 third-party properties on its website.
  • Broker and Seller agree that this Compensation Agreement may be terminated by either party at any time without notice.

The Broker agrees to the following items checked by Seller:

__        Install a real estate sign on the Property

__        List the Property on the MLS.

__        List the Property on Loop-Net and Co-Star.

__        Additional terms as shown on Exhibit C.

The Seller agrees to pay the Broker a 3% commission in the event a registered prospect purchases the Property.  If the sale of the Property involves another broker the commission shall be 5%, of which 3% is paid to the participating broker, and 2% to Development Realty
